Non-QM FAQ

Are Non-QM loans the same as subprime loans?

No — Non-QM loans are not subprime. They are fully documented loans that simply use alternative income verification methods. Borrowers typically have strong credit and assets; they just don't fit the standard W-2 income documentation mold.

Are Non-QM interest rates higher?

Non-QM rates are typically 0.5%–2% higher than conventional rates, reflecting the additional flexibility in underwriting. However, for self-employed borrowers who cannot qualify conventionally, the rate premium is often worth the access to financing.

What credit score do I need for a Non-QM loan?

Most Non-QM programs require a minimum 620–660 credit score, though some programs go as low as 500 for certain scenarios. Higher credit scores result in better rates and terms.
